Yes He Can! Deals Finally Start Closing at Shvo Masterpiece 20 Pine

When sales for the Financial District condo 20 Pine The Collection started in the fall of 2006, it was An Event. Part of that had to do with the housing market at the time, all bullish and booming, the condo towers sprouting throughout Manhattan tumescent monuments to money and a city back from the September 11 brink.

But it also had to do with Michael Shvo. The wunderkind marketer was in charge of selling developers Lev Leviev and Shaya Boymelgreen's 20 Pine, no small feat given its location. The Financial District, despite being literally the area around Wall Street, had never really appealed to Wall Street types. They tended to flee the area at dusk.

But some might be sticking around. The Real Deal reports today that the first sales at 20 Pine have started closing, and some include Masters of the Universe types. Christopher Beaudet, for one, a managing director at Deutsche Bank, bought Unit 2706 for $1.32 million.

Still, 20 Pine has over 400 condos and the sales slog under Mr. Shvo continues.

He launched it with a party in October 2006. John Legend sang and Giorgio Armani's Armani Casa was hyped as the tower's interior design firm. Also, Mr. Shvo formally introduced what was Manhattan's first-ever 24-hour sales office. Oh, those were the days! The papers and the blogs were atwitter with the novelty of it all--walk in at 3 in the morning and see a condo! A condo designed by Armani!

Eventually, construction hassles delayed a last-summer opening and a hefty portion of the condos remained on the market. A group of owners began complaining about their 20 Pine purchase experience via a Web site.

Mr. Shvo remained understandably sunny about the whole thing. He told my colleague Chris Shott, as part of a long profile, that everything at 20 Pine was going great.

"Last week," Mr. Shvo said in February, "we signed eight contracts, which, in a market like today, is a fantastic number. We’re going to start our first closings in three weeks.”

What's with the Observer's love affair with this marketing genius (translation = liar)? Yes, he has been able to rip people off with long delayed, over-priced, mismanaged projects. Fortunately his true reputation is starting to show. Buyers beware indeed.

Shvo is a douchebag. You would have to be a moron to buy into one of his scams. The best so far is the tax abatement scam. He claims he has it and after you signed a contract you get a spreadsheet with your tax bill. Get his prison cell ready.

Yeah, it's going great for Shvo. Not so much for the abused buyers.

Yes he totally screwed the buyers at 20 Pine. The place isn't even that great. Not only did he screw them but the sales associate that works there- RAN GIBOR- also screws his clients. I have no idea why people would even bother with this atrocity. Ran is rude and could care less about his clients - he just wants to make his money - and Michael is the exact same way. Michael and his "projects" are new money - its not classy; its just a cheap thrill that will soon be forgotten.

I am actually a very happy buyer at 20 Pine. I am not sure about who is Shvo or the developers but I know for fact that I had received very good service from the sales people at the office (Ron and Betsy) and I am closing next week.

I am so happy we have a tax abatement to begin with in a market that doesn't offer it anymore...
I was explained that it will kick in 2009 after 50% of the apartments have been closed and I am quite fine with it.

The development is so so beautiful, with Armani Casa designs and finishes and was and is still priced very very well comparing to all others in the area... and.. my wife and I did shop for quite some time...

These naysayers have no clue and a bunch of ignoramus. I doubt it if they have visited the building itself.

I bought at 20 Pine and can attest to the quality of design and materials used in the condos. I am very happy with my purchase. The sales people at Shvo are exemplary and very professional. Compared to the other developments in the area, only 55 Wall (aka. Cipriani Residences) compares in features and amenities.

To the other purchasers of units at 20 Pine... congratulations! You've worked hard to earn your money. You deserve the best. Welcome to "The Collection".
