A prescient Vornado Realty Trust was so eager to keep the 35,000-square-foot 52nd floor of its sleek 57-story One Penn Plaza occupied that in September it offered its tenant a stunning 10 months of free rent.

“While we were planning a move to Brooklyn [4 Metrotech], market conditions moved in our favor allowing us to structure a new 12-year lease with Vornado at a favorable rate per square foot and remain at 1 Penn Plaza, a location we very much enjoy,” wrote Marc Violette, a spokesman for the Dormitory Authority of the State of New York, in an email.
